Comment: Please keep an eye out for the brownish-red Ford F150 truck, there has been a report of a break-in connected to this vehicle. If you notice they are using a flashlight to look at houses, please contact the police (335-600) immediately. Also, I'm curious about the rental management agencies being used in our neighborhoods. Does anyone have ideas about how we can get better support to supervise renters who are not paying attention to ways that they are violating our CR & B?

As an Insurance Agent that sells Flood Insurance, please be advised that each year 25% to 35% of all flood looses (claims paid) are from flood zones identified as low risk areas (zones B, C, or X).  While it is also true that most lenders do not require you to have flood insurance in these zone unless you have a marginal credit score or they suspect from past floods that you may flood, keep in mind your homeowners policy will not cover you for a flood.   The definition of a flood is simply rising or rushing ground water that enters into you home from the ground whether caused by mother nature or a man made event such as a broken water line on a neighbors property that runs off into you home or from a broken water line under the road.  This also covers raw sewage that should be forced back into your home if the sewer lines are flooded causing water pressure to force sewage back into your home.

 
Remember those residents in the Midwest last year whose homes flood when a levee failed to hold back water.  Most of those interviewed on national TV were claiming their lenders told them they did not need flood insurance it would never flood there.  Buyer beware, flood insurance is a government product that take 30 days to become effective from the time you make a payment.   If you suffer flood damages and have no flood insurance you can wait for a disaster to be declared by the President of the U.S. to free up money to the Small Business Administration of FEMA.  If your loan application is approved, before the SBA will pay you any money to start repairs,  you have to provide a flood policy naming the SBA as a lender.  Most people are not ware of this either.
 
We maybe the only residents of Sundance that have flood insurance, but we also remember about 6 to 7 years ago when the field between the Ridge and the Trails flooded and it is still in a low risk area.   Even the flood of 1998 and 1992 there was flood water out there in that field.  My advise to everyone is be aware there are no guarantees that flooding will not occur, so if you are comfortable believing in this please be happy.   If you have a loss and find out you are not covered, please do not try to blame KB Homes by stating they told you flood insurance was not needed.  No one can guarantee that flooding will not take place.

4/26/2009 Community Update:

A few new concessions have been offered for Sundance this past week that we are excited to share with you:

#1 The walking trail leading up to Laurel Lake is schedule for completion in the near future.  The original master plan for the community showed a path leading to Laurel Lake that was overlooked at construction.  The original plan design has been reviewed and will be completed soon.

#2 There will be NO MORE waynscott elevations offered as of this week!  (see email from Ken Langston below).  Those homes currently in production that have opted for waynscott will be honored, but new sales will not offer any waynscott.  Please note, waynscoting has always been an option for our current Homestead and Classic series.  In fact, there are 4-5 homes within the community that were built with waynscott long before any conflict with KB was noted last October.

#3 A popular set of models from the Austin area will soon be offered in our community that feature both brick and stone facing.  They are beautiful and are expected to enhance our property values in both the Trails and Ridge areas.  To view samples of some of these featured designs you may visit the www.kbhome.com website and search the models offered at the following communities in Austin:

The new plans are being rolled out now and are currently on our starts list.  We are building two inventory homes (one Ridge, one Trails) for now to show off the new product until we build new models.  These homes will be nicer than any that had previously been built in Sundance and should make everyone happy.  We will not be able to alter any homes currently in production, but we will agree to stop offering wainscott elevations as of this week.

The bottom line in all of this is that KB is doing the best they can to restore and improve the value of our community.  In order to do this they need to offset the mistakes that were made last Fall.  The brick and stone models, additional walking trail, and removal of the waynscott option will be a great step in accomplishing this.

Comment: Wondering what happened to the fountain at the entrances. I heard a bad rumor that they were being turned into planters. This would be bad, a fountain sets off the community. If KB cant fix it pay someone who can. It is not that difficult to build a fountain that doesn't leak!
